Cathy and Allyn Stanton had every intention of turning their condo at The Headwaters at Banner Elk into a second home. That is until they moved into the luxury unit in October 2008 and found themselves resisting return trips to their Chicago home.

“It has my heart,” says Allyn of The Headwaters. “That’s why it’s hard to leave.”

The Stantons originally discovered Western North Carolina after reading an article about Asheville. But their first visit didn’t convince them; they had Colorado on their minds. After much searching, they decided to return to Asheville in March 2008 for another look. “It knocked our socks off,” says Allyn. “We thought, ‘This is it. Now we just have to find a place.’” They put a contract on property north of Asheville, but one day, they took a drive to Banner Elk and discovered The Headwaters. They fell in love and never looked back, smitten by three critical components: property, place and people.

“That combo,” Allyn says, “won on its own.”

Along with Tash, their beloved English Springer Spaniel, the Stantons spend an average seven of every eight weeks in Banner Elk. Owners of a successful Chicago medical-device marketing company with a staff of 10, they’ve found it efficient to work from their condo, where they have flat-screen computers situated back-to-back in the living room.

This luxury is possible because The Headwaters is the only certified fiber-optic community in Avery County. Residents receive up to 250 channels of digital cable, unlimited long distance, high-speed Internet faster than DSL or cable, and remote home monitoring services via a state-of-the-art fiber-optic system. Having this access has been pivotal to granting the Stantons the option of using their condo as a primary residence while telecommuting to their Illinois offices.

“Without fiber optics, we couldn’t have done it,” says Allyn. “We run our company from here and only go back for staff meetings.”

When the lure of the mountains draws their attention away from work, the Stantons explore the development and the neighboring Pisgah and the Cherokee National forests. A favorite area is beside one of the property’s lakes, where they enjoy grilling dinner and letting Tash swim.

“We feel like we’re the pioneers here,” says Allyn. “Every day is a new day – finding a new section of trail or seeing new landscaping.”

The Headwaters at Banner Elk has written 19 contracts for 2009 versus 23 for 2008.

“We are very pleased with our performance this year, given the difficult
economic environment. One of our biggest strengths this year has been the
construction of several new custom homes for property owners.  They’ve
recognized that The Headwaters is on secure footing and that building costs
are down, so they’ve taken advantage of this situation,” says developer John Haynes.

Including condos, cottages and custom homes, The Headwaters has 31 completed residences with another six under construction.

The Headwaters is also in the design stage for its new indoor pool facility. Construction funds were secured in November and construction should begin in the early spring. The pool will be located next to the clubhouse, enjoying a 20 mile view and will feature a movable wall of glass on the view side that can be opened up in the warmer months.

According to Haynes, The Headwaters will soon release for sale the new Lakeside Villas Town Homes. This neighborhood of 20 town homes will be situated overlooking the Upper Lake at The Headwaters with two town homes per building. These town homes will feature two and three bedroom plans plus attached garages. Prices are anticipated to start in the upper $300’s.

With a deep love of the mountains and a desire to share them with others, I have embarked on the fulfillment of a long held dream. With more than 21 years in the real estate business, I now share this vision with you. My background includes five years appraising commercial real estate; more years than that as a corporate land development officer for Oakwood Land Development and Pulte Home Corporation; I personally developed over 600 single family home sites in North Carolina and topped it off with a successful career in upscale mountain resort sales.

I have been married now to my college sweetheart, Josephine since 1987 and the Lord has blessed us with two healthy and fine twin boys, Scott and Michael. My family and I have always been active members in our church with both Josephine and I having parents who served their entire careers in church work and foreign missions.

Here at The Headwaters, we’ve ignored the recession and continued with our tremendous momentum.  We just finished the strongest September ever in the history of Headwaters.  Our sales team wrote nine arms length contracts in the month.  In fact, that is the second best month ever in the history of the community.  I say, “arms length” contracts because it is easy to be fooled by some in this business who create inter-company transfers in an effort to boost the appearance of sales activity. 

Furthermore, this was accomplished without drastic price reductions like those of some of our competitors.  Why?  Because The Headwaters already offers the best value of any real estate development in The High Country, so we haven’t had to cut prices.  This sales activity included one resale lot, five new lots, one condominium and two cottage home contracts.  We expect the trend to continue with a great October, based on the fact that we have many appointments lined up, as well as October traditionally being the best month of the year.
